Exodus Cleaning Co. provides short-term rental cleaning, turnover, hospitality support, operational coordination, and related property services.

All services are subject to:

  • Safety conditions

  • External operational factors

We reserve the right to refuse, limit, suspend, or terminate services at our sole discretion.

2. No Guarantee of Results

Clients acknowledge that short-term rental operations are inherently variable and dependent upon numerous external factors beyond Company control.

Accordingly, Exodus Cleaning Co. does not guarantee:

  • Occupancy levels

  • Guest satisfaction

  • Platform rankings

  • Revenue increases

  • Positive reviews

  • Elimination of all cleanliness concerns

  • Perfect operational execution

  • Continuous service availability

Cleaning and hospitality standards contain subjective elements that may vary among guests, hosts, and platforms.

3. Assumption of Risk

Clients acknowledge and voluntarily assume all inherent risks associated with short-term rental property operations including, without limitation:

  • Guest misconduct

  • Property damage

  • Timing-sensitive turnovers

  • Third-party software failures

  • Platform synchronization issues

  • Utility interruptions

  • Lockouts

  • Security vulnerabilities

  • Property hazards

  • Contractor access risks

  • Cleaning chemical exposure

  • Unexpected operational disruptions

4. Client Responsibilities

Clients are solely responsible for:

  • Providing accurate scheduling information

  • Maintaining safe premises

  • Ensuring legal property operation

  • Providing functioning utilities

  • Maintaining adequate inventory and supplies

  • Ensuring lawful access authorization

  • Securing valuables and confidential materials

  • Promptly communicating schedule changes or concerns

Failure to satisfy these responsibilities may result in delayed, incomplete, canceled, or rescheduled services.

5. Property Access & Security

Clients acknowledge the risks associated with providing:

  • Door codes

  • Lockbox information

  • Smart lock credentials

  • Alarm information

  • Access instructions

While reasonable care is exercised, Exodus Cleaning Co. disclaims liability for:

  • Unauthorized entry

  • Theft

  • Criminal acts

  • Security failures

  • Third-party misconduct

  • Access-related damages beyond reasonable Company control

6. Photography & Operational Documentation

The Company reserves the right to photograph or document property conditions before, during, and after services for:

  • Quality assurance

  • Damage documentation

  • Insurance purposes

  • Training

  • Internal operations

  • Dispute resolution

  • Compliance and safety records

Clients authorize reasonable operational documentation practices by utilizing services.

7. Independent Contractors

Services may be performed by independent contractors rather than Company employees.

Exodus Cleaning Co. shall not be liable for:

  • Contractor disputes

  • Guest interactions

  • Indirect third-party conduct

  • Claims unsupported by evidence

  • Events beyond reasonable supervision or operational control

8. Payments

Clients agree to timely payment of all:

  • Invoices

  • Deposits

  • Recurring charges

  • Approved fees

  • Additional operational charges

Late or unpaid balances may result in:

  • Late fees

  • Collection actions

  • Service suspension

  • Removal from scheduling priority

  • Additional administrative costs

Clients authorize electronic invoicing and payment processing where applicable.

9. Cancellation & Rescheduling

Unless otherwise agreed in writing, clients must provide a minimum of 24 hours’ notice for cancellations or rescheduling requests.

The Company reserves the right to assess:

  • Cancellation fees

  • Partial charges

  • Full-service charges

  • Emergency scheduling fees

for:

  • Last-minute changes

  • Lockouts

  • Inaccessible properties

  • Excessive property conditions

  • Utility failures

  • Unsafe working environments

  • Inaccurate scheduling information

10. Satisfaction & Refund Policy

Service concerns must be submitted in writing within 24 hours of service completion.

At the Company’s sole discretion, remedies may include:

  • Touch-up services

  • Partial credits

  • Denial of unsupported claims

Refunds are not guaranteed.

Failure to provide timely notice constitutes acceptance of services rendered.

11. Website Use Restrictions

Users agree not to:

13. User Content & Reviews

Users remain responsible for content submitted through the website or related platforms.

The Company reserves the right to remove or refuse content deemed:

  • Harassing

  • Fraudulent

  • Illegal

Clients agree not to knowingly publish false or malicious statements regarding the Company, its personnel, contractors, or services.

Nothing herein restricts lawful consumer review rights under applicable law.

14. No Fiduciary Relationship

Nothing contained within these Terms or any services provided shall create:

between the Company and any client or third party.

15. Electronic Consent & E-Signatures

Clients consent to the use of:

  • SMS communications

  • Electronic invoicing

Electronic acceptance shall carry the same legal force and effect as physical signatures to the fullest extent permitted by law.

16. Third-Party Platforms

The Company may utilize or integrate with third-party platforms including:

  • Airbnb

  • Property management software

  • Scheduling systems

  • Payment processors

  • Automation tools

  • Messaging systems

We disclaim liability for:

  • Platform outages

  • Reservation synchronization failures

  • Technical malfunctions

17. Disclaimer of Warranties

THE WEBSITE AND SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.”

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE COMPANY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING:

  • MERCHANTABILITY

TO THE MAXIMUM EXTENT PERMITTED BY LAW, EXODUS CLEANING CO., HEART OF TEXAS HOSPITALITY SERVICES LLC, ITS OWNERS, AFFILIATES, CONTRACTORS, REPRESENTATIVES, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY:

  • INDIRECT DAMAGES

  • INCIDENTAL DAMAGES

  • SPECIAL DAMAGES

  • CONSEQUENTIAL DAMAGES

  • EXEMPLARY DAMAGES

  • PUNITIVE DAMAGES

  • LOST PROFITS

  • LOSS OF BUSINESS

  • LOSS OF REVENUE

  • LOSS OF DATA

  • REPUTATIONAL HARM

  • BUSINESS INTERRUPTION

WHETHER ARISING UNDER CONTRACT, TORT, NEGLIGENCE, STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

TOTAL AGGREGATE LIABILITY SHALL NOT EXCEED THE TOTAL AMOUNT PAID TO THE COMPANY FOR THE SPECIFIC SERVICES GIVING RISE TO THE CLAIM.

19. Indemnification

Clients agree to defend, indemnify, and hold harmless Exodus Cleaning Co., Heart of Texas Hospitality Services LLC, and all related owners, affiliates, contractors, employees, and representatives from any claims, liabilities, damages, losses, costs, expenses, or attorneys’ fees arising from:

  • Property conditions

  • Guest conduct

  • Client negligence

  • Violations of law

  • Breach of these Terms

  • Third-party claims

  • Unsafe conditions

  • Unauthorized property operations

20. Force Majeure

The Company shall not be liable for delays, interruptions, or failures resulting from causes beyond reasonable control including:

  • Natural disasters

  • Severe weather

  • Utility failures

  • Transportation disruptions

  • Illness

  • Labor shortages

  • Government actions

  • Cyberattacks

  • Internet outages

  • Emergencies

  • Acts of God

21. Arbitration & Class Action Waiver

Any dispute arising out of or related to these Terms, the website, or services shall be resolved exclusively through binding arbitration in the State of Texas.

Clients knowingly waive:

  • Rights to jury trial

  • Rights to class actions

  • Rights to collective proceedings

  • Rights to consolidated claims

All claims must be brought individually.
